We understand that buying a new home is one of the most important and exciting financial decisions you are ever likely to make. To help make this process as smooth as possible, we have pulled together some useful information to guide you through the steps of buying your Snugg Home.
If you are a first time buyer, a second time buyer with your property sold and chain complete, or a cash buyer, you are in a position to proceed and can reserve your beautiful new Snugg Home.
Setting a budget
You will need a minimum level of income/savings depending on the value of the home you want to buy. During the sales process, you will need to pay for:
- Reservation fee to hold the property
- Mortgage valuation and survey
- Financial advisor
- Legal fees and searches
- Deposit for your mortgage (min 5%)
- Moving costs
Application (HTB and SO only)
Once you have found the right property on our website, you will need to complete an online application form with Help to Buy. Simply click on the appropriate link below.
Your application will then be passed onto Snugg Homes, where we will check your application against the property criteria and undertake a financial assessment using our external partner – Metro Finance.
Reserving your Snugg Home
When you have found your ideal Snugg Home and wish to make a reservation, your Sales Coordinator will prepare a Reservation Agreement with all the details such as plot number, house type, purchase price and the agreed reservation fee. The reservation fee will form part of your deposit (Between £350 – £1000) and will be deducted as a part payment from the agreed selling price, if you proceed with the purchase. Your chosen property will be taken off the market. Our Sales Coordinator will also advise you on the anticipated completion date for your new home.
Reservation agreements are valid for a period of 8 to 12 weeks and your Sales Coordinator will be able to discuss with you the legal implications of this. During this time, your Sales Coordinator will supply you with a legal documentation pack which will include important information such as:
- Information on the development
- Red line deeds plan
- Information on your chosen plot such as:
- Description of the boundaries
- Landscaping/garden treatments
- Details about your chosen house type
- Details about any choices you may be able to make (this may be limited depending upon the build stage achieved at the time of your reservation)
Certain drawings relating to your chosen property shown at this reservation stage may be subject to change. Your Sales Coordinator will provide you with any revised drawings prior to completion.
Make the necessary preparations for your move four weeks before completion
As the moving in day approaches, there are certain things you can do to prepare. The list below should give you a good head start but if you still need advise, our Sales Coordinator are more than happy to help.
Utilities and service providers
Contact your current home utilities providers to let them know that you are moving. You will need to arrange to have your new telephone line connected.
Your home is insured up to legal completion. After this date you will need to arrange your own insurance. You can shop around for the best deal, but please make sure that your insurance is arranged to come into effect on the completion date. We would also advise you to insure the contents of your new home from this date.
Notice to a landlord
If you are living in rented accommodation, you will need to give notice to the landlord of the date you intend to vacate the property.
In order to ensure the secure move of your belongings from your current home to your new one, you should consider approaching professional removal companies for quotes. Please remember to ask them to include packing boxes or even to price up for undertaking the packing on your behalf. Some companies may be able to help with temporary storage of your belongings if the timing of your move is not co-ordinated on the same day.
Let your doctor and dentist know your change of address and the date of your move.
If you have children and moving to a new area you may need to start looking for suitable schools. Our listings come with a school checker that might be of use.
Two weeks to completion
- Make arrangements for your post to be re-directed.
- Let your family and friends know your new contact details.
- Let your bank(s) or building society know your contact details.
- Make arrangements for handing over the keys to your old home to the new owners.
Once contracts are exchanged and the balance of the purchase has been paid, your Sales Coordinator will arrange to meet with you at the property to provide you with your keys and your documents pack, containing all the instructions and warranties for your new Snugg Home.
